Designed on a speculative basis with no end user in place at the start of construction, the development is a single-storey Class 4 office and workshop with Class 5 & 6 use along with associated car parking and service yard for which SPACE provided architectural services.
Positioned on a constrained plot bordered by roads on three sides and a domestic property on the fourth, the design needed to balance functionality with sensitivity to its surroundings. For energy efficiency, the design incorporates high thermal performance cladding, windows, and doors. Notably, the building was constructed without a gas supply, making it compatible with future renewable energy sources for heating. The building’s clear span portal-framed design ensures maximum flexibility for future tenant fit-outs, providing a versatile, modern space in a prime business park location.
