Our focus was to design functional, contemporary office spaces that could easily adapt to the evolving needs of tenants. Unit 10 was designed to be let as an entire unit or sublet by individual floor, while Unit 11 was subdivided into four separate offices, allowing for leasing of individual units.
Both buildings were constructed with clear-span layouts in compliance with BCO standards, ensuring maximum flexibility. The site’s strategic location near the AWPR trunk road added value, making it an attractive hub for businesses.
The buildings are equipped with photovoltaic (PV) panels on the roofs and heated through air source heat pumps for open-plan areas, complemented by electrical panel heaters in core areas. Additionally, high-performance thermal cladding was used to maximise energy efficiency.
The project was completed on time and within budget and provides flexible, future-proof office space tailored to the evolving needs of businesses.
