The buildings were designed on a speculative basis, with no tenants agreed before the build, but with the hope of meeting market demand. This project was classed as a major development, meaning the public were consulted prior to work beginning, and no objections were given to the site being built.
We were given an approximate range of sizes for each building, initially developing block plan options and then agreeing on the final layout of the site to best fit market demand. The goal was to achieve a BREEAM ‘Excellent’ rating with the buildings, so we designed and constructed with that in mind.
Our planning stage drawings included a different range of sizes for each unit – because the project was on a speculative basis, there needed to be a range of size options available. We designed each building to have efficient use of the space, with differing heights to provide variation in storage space and office accommodation with roof space over each office to serve as additional storage space should tenants require it.
This project picked up The Scottish Property Award in 2023 for Development of the Year (Commercial Buildings).
