Overview 

The project site sits directly adjacent to the BP Forties pipeline, and part of the project challenge was to evolve a design and layout for the client, Knight Property Group, which would meet their expectations of high standards on a challenging sloping site. 

SPACE were employed to design and deliver both phases for the developer over 2 phases and over a 2 year period.

Our Approach

The aesthetic aspiration with the development was to create buildings that fitted with the existing commercial image of the area whilst making reference to the rural heritage of the site.

This design principle informed the feature entrance which is clad in a ceramic granite tile. The buildings have a very simple form with clean lines.

The offices are designed as clear span with no internal columns and as such offer flexible open plan office space or commercial work-space.

Office spaces have also been designed on a modular grid to comfortably facilitate the formation of cellular spaces and meeting rooms to suit the requirements of the end user.

The workshops have been designed with a generous eaves height of 8.5m, and structurally to accommodate future installation of a 10 tonne overhead crane, if required by a tenant. 

The specification of the building envelopes exceeds the energy performance criteria of the current planning and building regulations. 

The office spaces have been finished to a high standard complete with contemporary welfare facilities. The high energy performance standard has been achieved by the utilisation of modern materials and low energy heating, cooling and lighting.
