Cundall’s new global headquarters redefines the workplace. Blending hospitality, leisure and workplace design to deliver a nature-rich, people-focused, healthy and inclusive environment to work in, and all of this in two thirds of the former footprint. As a unique dimension, Cundall’s new HQ sits within a building they themselves designed. The project has been shortlisted for BCO North Regional Award 2026: Fit Out of Workplace.

Approach

Newcastle provided an opportunity for Space Solutions to create a striking new identity for Cundall’s flagship office, one that reflects their ethos and their role within the construction industry.

From the outset, Cundall’s client team envisioned a biophilic, free flowing environment that encouraged people to move through the floorplate as they might through a city. The design team developed a zoning strategy anchored by ‘The Park’, a flexible, green social hub featuring a waterfall, curved bar and immersive planting. This central space blends seamlessly into zones for focused work, collaboration and quiet retreat, with no individual offices, maintaining a collegiate culture.

Full 360-degree views across Newcastle allowed daylight to be prioritised for work settings and key spaces such as the boardroom. With only 30% of the floorplate dedicated to traditional desking, the remainder includes The Park Café, a wellness room, social, collaborative and focus settings and enclosed and semi-enclosed quiet spaces.

Biophilic principles underpin the entire experience. Abundant greenery, natural materials and enhanced daylight improve air quality, support a healthier indoor microbiome, and contribute to both cognitive and psychological wellbeing.

Sustainability and circularity were central. Over 99% of surplus materials from the fitout and relocation were recycled. The client team sourced suppliers that were local to the area, as well as reusing and upgrading as much existing furniture as possible, with responsible material choices, further strengthening Cundall’s commitment to sustainable practice. More than an office, the new HQ stands as a statement of Cundall’s values and commitment while also contributing to Newcastle’s city centre regeneration. Occupancy levels have increased by 25%, with employees reporting strong satisfaction with the variety of environments available. The outcome is a dynamic, forward-looking environment that sparks creativity, fosters connection, and sets a new benchmark for sustainable design.
