Our office had served us well in those ten years, but our business has evolved and with it so have our spatial needs. We needed a new location that reflected our vision and positioned us in the heart of Edinburgh.
However, there was one hurdle: we still had over three years remaining on our lease. The challenge of navigating the lease meant we had to approach the move strategically, setting out a roadmap that would enable us to achieve our move. This included:
- Advertising the space: We partnered with a commercial property agent to market our fully fitted office.
- Looking for an occupier: After connecting with an interested party (that was viewing an alternative space in the building), the real work began, negotiating terms that worked for everyone.
- Legal process: Legal representation guided us through the lease assignation.
- Landlord approval: Securing the landlord’s agreement was the final piece to conclude.
We were fortunate to find an occupier quickly, but negotiations and paperwork took several months of dedicated effort for our target date of the 1st of November, when the new tenant needed to be operational in the space.
Our temporary home in the city
With the deal concluded, we turned our attention to finding a temporary base, and The Auction Rooms on Queen Street was top of the list. This space will give us the opportunity to experience life in the city centre and the team time to adapt to this significant change.
We are thrilled to be in our new office just in time for Christmas and the space already feels like home, aligning perfectly with our needs and vision for the future. This is in part thanks to the team at The Auction Rooms, making our transition seamless and stress-free with their quality of service.
